Knowing the sequence helps you avoid paying too early or missing a check.</p><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">This guide sets out the steps in order, the checks to make at each stage and the questions to ask. It avoids fee figures, which change, so confirm all costs with the Abu Dhabi authorities before you commit.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">First, Check Where You Can Buy</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Foreign ownership in Abu Dhabi depends on the area. Freehold and similar ownership rights are available to non-UAE nationals only in designated investment zones. Read <a href="https://www.bankeproperties.com/abu-dhabi/blogs/where-can-foreigners-buy-property-in-abu-dhabi-investment-zones-explained" style="color:#333234;text-decoration:underline;font-weight:600;">Where Can Foreigners Buy Property in Abu Dhabi?</a> before you shortlist anything.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 1: Agree the Price and Make a Written Offer</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Once you have viewed the property, agree the price and the main terms with the seller, usually through the agents. Put the terms in writing, including what is included in the sale, the completion date and any conditions such as mortgage approval.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 2: Check the Agent and the Advert</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Make sure the agent is licensed and the listing is genuine. Our guide to <a href="https://www.bankeproperties.com/abu-dhabi/blogs/how-to-check-an-abu-dhabi-property-advert-and-agent-before-you-pay-anything" style="color:#333234;text-decoration:underline;font-weight:600;">checking an Abu Dhabi property advert and agent</a> covers the checks. Never pay a deposit before you have verified who you are dealing with.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 3: Verify the Seller and the Title</h2><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Ask for a copy of the title deed and compare the seller's name with their identity documents.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Confirm that the property is free of mortgages or other charges, or that any mortgage will be settled at transfer.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Check for outstanding service charges or utility debts.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Ask for the unit's details so that you can confirm them with the relevant authority.</li></ul><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 4: Sign the Sale Agreement</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">The sale agreement records the price, the payment terms, the transfer date and each side's duties. Read it before signing and consider independent legal advice. If you use a mortgage, make the agreement conditional on approval.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 5: Arrange Finance, If You Need It</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Apply for mortgage pre-approval early. Lenders value the property themselves, and the valuation can differ from the agreed price, which affects how much you must fund yourself. Ask your lender for a written breakdown of every cost.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 6: Transfer and Registration</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Ownership passes when the transfer is registered with the Abu Dhabi authorities, with both parties or their representatives attending or signing as required. The fees and the procedure are set by the authority, so ask the agent or lawyer for a current written list of costs and who pays each one.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 7: After You Own It</h2><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Get a copy of the new title deed.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Transfer utilities into your name.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Notify the community or building management so that service charge bills reach you.
