Setting Up Utilities in Abu Dhabi: Water, Electricity and Cooling for a New Home

You have the keys to your Abu Dhabi apartment or villa, and the first week brings a practical list: water, electricity, cooling, internet and the paperwork that links them to your name. Doing it in the right order saves time and avoids surprise bills.

This guide explains the usual steps, what documents to prepare, and what to ask your landlord or developer.

The short answer

In Abu Dhabi, water and electricity are normally set up through the distribution company that serves your area, and many buildings also bill for cooling separately. You will usually need identification, your tenancy or ownership document and a deposit, though requirements can change. Ask your landlord or building management what the process is for your building before you start.

Before you start

Your Emirates ID, or the documents the provider currently asks for.
Your tenancy contract or title deed for the unit.
The premises or account number for the unit, which the landlord or previous tenant can provide.
The landlord's or management company's confirmation of the account status.

Water and electricity

Utility accounts are tied to the property. Check whether the account is already active and in whose name, and ask for a final reading from the previous occupant so you do not pay for earlier use. Use the provider's official website or app to confirm the current steps and fees, because they are updated from time to time.

Cooling

Some Abu Dhabi communities and towers use district cooling, billed apart from water and electricity. Others use individual air conditioning units on the electricity bill. Ask which applies to your home, how the charge is calculated, and whether any fixed fee applies even when the unit is empty.

Tenancy registration and why it matters

Registering a tenancy contract in Abu Dhabi is an official step that many services rely on. Our guide to renting in Abu Dhabi and Tawtheeq registration explains it in detail.

Internet and other services

Internet providers need an address and identification, and some require the tenancy registration. Ask the building which providers are available. Arrange installation early, because appointments can take a few days.

Common mistakes

Moving in before checking the account is in your name.
Not asking about cooling charges.
Forgetting to take a meter reading on the day you receive the keys.
Assuming a deposit is refundable on the same terms everywhere.
Not keeping receipts and confirmation messages.

Moving out

When you leave, tell each provider in advance, take final readings and settle the balance. Keep the closing statements for your deposit discussion with the landlord.
