Moving Out of a Rented Home in Dubai: Notice, Final Bills, Ejari and Your Deposit

Moving out is where small oversights turn into lost deposits. In Dubai, the steps are simple but they have to happen in the right order: notice, final inspection, utility closure, Ejari handling and getting the keys back to the right person.

This guide is a practical checklist for tenants who are leaving a rented home in Dubai, and for landlords who want a clean handover. It quotes no fees, because charges differ by provider and change.

Start With the Tenancy Contract

Your tenancy contract sets the end date, the notice you must give if you want to leave or not renew, and any early-termination terms. Read it first. If you want to leave before the end date, the contract and Dubai tenancy rules decide what you owe, so agree any early exit in writing with your landlord.

If your landlord wants to change terms or ask you to leave, specific notice rules apply, which we explain in Dubai rent increases explained.

A Moving-Out Timeline

Several weeks before: confirm the end date, give any notice in writing and keep proof of delivery.
Two weeks before: book movers, arrange a final cleaning and ask your landlord or agent when the final inspection will be.
Before the inspection: photograph every room. Compare against your move-in photos and inventory if you have them.
At the inspection: agree in writing what needs fixing, if anything, and who pays. Ask for the handover to be signed.
Final days: return the keys, access cards and parking permits, and get a receipt.

Close Your Utilities and Accounts

Utilities in Dubai are billed under your name, so closing them correctly protects you from charges after you leave. Typical accounts to close or transfer include electricity and water, district cooling where the building has it, internet and TV, and any gas account. Request final readings and keep the final bills. Because providers have their own processes and fees, check each provider's current requirements.

Ejari and the Tenancy Registration

Tenancy contracts in Dubai are registered on the Ejari system. When a tenancy ends, the registration should be ended or the new tenancy registered, depending on whether you renew or leave. If you leave, make sure the landlord or agent has the information needed to update the record. Ask for confirmation that the old registration is closed, particularly if you need to show an Ejari certificate for another contract or an application.

Your Security Deposit

The deposit is normally returned after the property has been checked and any agreed deductions made. What can be deducted and how disputes are handled are covered in Dubai security deposits and how to get yours back. The practical tip is to document everything: photos, signed inspection notes and messages. Ordinary wear and tear is treated differently from damage, so be ready to explain the difference with your photos.

Common Mistakes

Giving notice by phone only, with nothing in writing.
Leaving without a signed handover or key receipt.
Forgetting to close the district cooling or internet account.
Not photographing the property before returning the keys.
Assuming the Ejari registration closes by itself.
