Opal Tower, Dubai Marina: What Buyers and Tenants Should Know

Opal Tower is a residential high-rise in Dubai Marina, a freehold area open to buyers of all nationalities. This guide covers the confirmed building facts and the checks worth making before you commit.

Opal Tower, also marketed as Casa Del Mar, is a 31-storey residential tower completed in 2010, located in Dubai Marina near King Salman bin Abdul Aziz Al Saud Street (D94).

Ownership: freehold, available to all nationalities.
One-bedroom units: roughly 760 to 1,098 sq ft.
Two-bedroom units: roughly 1,054 to 1,586 sq ft, with three-bedroom apartments also available.

Amenities

Listed facilities include a gym, swimming pool and children's play area, plus steam rooms and saunas, 24/7 security with CCTV, high-speed elevators, covered parking and concierge services.

Getting Around

Nearby transport is a short drive rather than a walk: DMCC Metro Station on the Red Line is about four minutes by car, Jumeirah Lakes Towers tram station about six minutes, and a JBR bus stop about six minutes. Dubai Marina Mall is roughly eight minutes away and Marina Walk about nine.

What to Check Before You Buy or Rent

Prices, rents and service charges vary between units in the same building, so ask for current figures rather than relying on a general average.

The Mollak-approved service charge per sq ft for the specific unit.
Recent sale and rental comparables for the same floor, view and layout.
Building condition and any planned maintenance, since the tower is over a decade old.
Whether chiller or cooling charges are billed separately.

Who It Suits

A 2010-era Marina tower can suit buyers who want an established waterfront location with resale liquidity, and tenants who want Marina access at a lower entry price than newer branded towers. Weigh the age of the building against the amenities of newer alternatives.
