Warehouses in Al Qusais: Rents, Unit Sizes and What to Check in 2026

Al Qusais Industrial Area sits right on the Dubai-Sharjah border, a few minutes from Dubai International Airport and Dubai Airport Free Zone (DAFZA). That location, combined with older but well-established stock, has made it one of the most searched warehouse districts in Dubai for businesses that need central access without free-zone overhead.

Current Rental Rates

Warehouse and industrial rents in Al Qusais typically run around AED 65 per square foot per year at the upper end, with the broader market averaging roughly AED 59,100 per month across unit sizes. Smaller units start from about AED 10,400 per month, while the largest compounds can reach AED 166,600 per month. That puts Al Qusais at a premium to Dubai Investment Park (AED 25-50 per sq ft) and toward the top of the JAFZA range (AED 25-60 per sq ft), reflecting its non-free-zone but highly central location.

Typical Unit Sizes

Compact storage units starting around 3,000 sq ft, suited to smaller trading and distribution businesses.
Standard warehouses averaging roughly 5,800 sq ft, the most commonly listed size in the area.
Larger industrial compounds reaching up to 28,000 sq ft for bigger logistics and manufacturing operations.

Why Businesses Choose Al Qusais

Direct proximity to the Sharjah border, useful for operators serving both emirates from a single base.
Minutes from Dubai International Airport and DAFZA, relevant for air-freight and light manufacturing tenants.
No free-zone registration required, which suits businesses that don't need 100% foreign ownership or customs benefits and want to avoid free-zone service charges.
A dense, mature industrial community with established transport links, labour accommodation and support services nearby.

What to Check Before Committing

Al Qusais' stock is older on average than newer parks like DIP, so always inspect roof condition, loading-bay height and DEWA power capacity before signing. Confirm whether the unit is mainland (Dubai Municipality) registered, since that affects trade licence requirements, and compare the all-in cost (rent plus any service charges) against JAFZA or DIP if free-zone status or newer infrastructure matters more to your operation than proximity to Sharjah and the airport.
