Warehouses in Ras Al Khor: A 2026 Guide to Rents, Zones and What to Check

Ras Al Khor is one of Dubai's longest-established industrial districts, sitting between Nadd Al Hamar and Dubai Festival City with direct access to Sheikh Mohammed Bin Zayed Road and Al Khail Road. Unlike JAFZA or Dubai Investment Park, it is a Dubai Municipality-licensed area rather than a free zone, which shapes who it suits and what to check before signing a lease.

The Three Industrial Zones

Ras Al Khor Industrial 1: the primary hub for trading and contracting businesses, with the heaviest concentration of established warehouse stock.
Ras Al Khor Industrial 2: a mixed manufacturing and shipping zone with some retail access, popular with light industrial operators.
Ras Al Khor Industrial 3: geared toward storage and logistics, with nearby retail destinations and the Al Aweer Auto Market close by.

Typical Rents and Sizes (2026)

Small units (1,750-3,500 sq ft): suited to trading businesses and smaller storage operations, generally at the lower end of the per-sq-ft range.
Medium units (3,500-5,000 sq ft): the most common size band advertised in the area, often including mezzanine office space.
Large units (5,000-21,000+ sq ft): typically taken by logistics and distribution operators needing multiple loading bays.
Asking rents across the market broadly run from around AED 40-80 per sq ft per year depending on size, ceiling height, power capacity and whether cold storage is fitted, with headline annual rents on individual units ranging from roughly AED 110,000 for a small unit up to several million dirhams for the largest logistics sheds.
Rents in the area have trended upward over the past year, so it is worth getting a same-week comparison across a few units before committing.

What to Check Before You Lease

Electrical load: listed units commonly offer anywhere from 20 kW up to 125 kW - confirm the capacity matches your equipment before signing, since upgrading later can be slow and costly.
Licensing: Ras Al Khor sits under Dubai Municipality rather than a free zone authority, so leases generally require a mainland trade licence rather than a free zone one - factor this into setup costs and timelines if you are moving from a free zone.
Loading and access: check the number and height of loading docks, turning space for trucks, and whether the unit is road-facing, since internal units within a compound can be harder for large vehicles to access.
Cold storage and mezzanine space: both are available in parts of Ras Al Khor but are not standard - confirm in writing rather than assuming a unit is fitted.
Proximity to the wildlife sanctuary: some plots border the Ras Al Khor Wildlife Sanctuary, which can affect future expansion and certain environmental approvals - worth checking with Dubai Municipality for any site near the reserve boundary.

How Ras Al Khor Compares to Other Dubai Industrial Areas

Ras Al Khor's main advantage is location: it sits roughly 15 minutes from Downtown Dubai and Dubai International Airport, closer to the city centre than JAFZA, Dubai Investment Park or Al Qusais. That convenience typically comes at a premium over the more peripheral free zones, but without the customs and re-export benefits that JAFZA offers. Businesses that trade mainly within the UAE mainland and value a short commute to central Dubai tend to do well here, while those focused on international re-export are usually better served by a free zone location.
