Some landlords refuse pets, some leases forbid them and some buildings set their own rules. The key is to ask early and get any agreement in writing.</p><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">This guide explains what to check in the tenancy agreement, the lease for flats and the building rules. Tenancy law in England has been changing, so check the latest guidance on GOV.UK.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">The Short Answer</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Ask the agent or landlord about pets before you view a home, and read the tenancy agreement for any pet clause. If the flat is leasehold, the landlord's own lease may also limit pets, even if the landlord is happy. Put any permission in writing.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Where Pet Rules Come From</h2><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">The tenancy agreement.</strong> May allow, forbid or require consent for pets.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">The head lease.</strong> In a leasehold flat, the lease between the landlord and the freeholder may restrict pets.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">The building or estate rules.</strong> Management companies sometimes set their own rules.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">Insurance.</strong> A landlord's insurer may have its own conditions.</li></ul><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Asking Well</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Landlords respond better to a clear, honest request. Give the type, breed and age of the pet, and offer a reference from a previous landlord or vet. Offer to keep the home clean and to cover professional cleaning at the end if the agreement allows it.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Costs to Ask About</h2><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Whether a higher rent or an extra payment applies, and what current rules allow.
