<article style="max-width: 900px; margin: 0 auto; font-family: 'Poppins', sans-serif; line-height: 1.85; color: #333234;"><h1 style="font-size: 38px; line-height: 1.25; font-weight: 700; color: #222; margin: 0 0 24px 0;">How to Verify a Property Listing Before You Pay a Deposit: A Practical Checklist</h1><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Almost every property scam has the same shape: a listing that looks right, a price that looks slightly too good, and a request for a deposit "to hold the unit" before you have checked anything. The fix is not suspicion of everyone. It is a short routine you run every time, before any money moves.</p><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">This checklist works for buying or renting and is written for international buyers who often cannot visit in person. The details differ by country, but the logic is the same in Dubai, Abu Dhabi, Ras Al Khaimah, Doha, London and Mumbai: confirm the property exists, confirm the seller can sell it, confirm the agent is licensed, and confirm where your money goes.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 1: Treat the listing as a claim, not a fact</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">A portal listing is an advertisement. Photos can be recycled from other properties, descriptions copied, and prices set to attract enquiries. Before you spend time, run three quick tests:</p><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">Reverse-search the photos.</strong> If the same images appear under a different address, agency or city, walk away.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">Compare the price to similar units.</strong> A price far below comparable listings in the same building is a reason to ask why, not a bargain to grab.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">Check the listing number.</strong> In Dubai and Abu Dhabi, advertisements are expected to carry a regulatory permit number (Trakheesi in Dubai). Ask the agent for it and verify it with the regulator rather than trusting a screenshot.</li></ul><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">None of these proves a listing is genuine, but a failure on any of them is a strong signal to stop.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 2: Verify the agent and the agency</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Most markets require agents to be licensed, and the licence is usually searchable. In Dubai, brokers hold a RERA broker card number (BRN) and the agency holds a trade licence; the Dubai Land Department (DLD) publishes tools to check both. Abu Dhabi, Qatar and the UK have their own registers and redress schemes. In India, agents working on projects should be registered with the state RERA authority, and MahaRERA lists registered agents in Maharashtra.</p><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Ask for the agent's licence number and check it yourself on the official site.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Match the agency name on the contract, the invoice and the bank account. A mismatch is a red flag.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Prefer an agency with a physical office you can verify and a track record of transactions you can ask about.</li></ul><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 3: Verify the property and the seller</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">This is the step that matters most when buying. The person offering the property must be the registered owner, or must hold a valid power of attorney that you have seen and checked.</p><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">Title deed.</strong> Ask for a copy and confirm the owner's name matches their passport or Emirates ID. In Dubai, the DLD can confirm ownership during the transfer process; in England and Wales, the HM Land Registry title register shows the registered owner for a small fee.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">Mortgage or charges.</strong> Find out whether the property is mortgaged. A mortgaged property can still be sold, but the lender must be paid off or must consent, and this changes the timeline.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">Service charges and arrears.</strong> Ask for the latest service-charge statement and any arrears, because in many markets arrears must be settled before a transfer can complete.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;"><strong style="font-weight: 600; color: #222;">Off-plan units.</strong> Check that the project is registered with the regulator and that payments go to the project's regulated escrow account, not to the developer's or agent's general account. In Maharashtra, check the project's MahaRERA registration number and its status.</li></ul><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 4: Follow the money</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Where you pay is as important as whom you pay. The safest pattern is consistent across markets: money goes to a regulated account in the name of the right party, with a written receipt that states what it is for.</p><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Never pay a booking or reservation deposit in cash or to a personal account.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">In Dubai, resale transactions normally use a manager's cheque or escrow arrangement at transfer, with a signed sale agreement between the parties first. Ask your agent to explain exactly which account receives each payment and why.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">If the seller or agent changes the bank details at the last minute, stop and verify by phone using a number you found independently. This is the classic payment-diversion scam.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Keep every receipt, message and transfer confirmation in one folder.</li></ul><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 5: Read the contract before you sign, not after</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">A genuine deposit is a step inside a written agreement, not a substitute for one. For a purchase, the sale agreement (in Dubai, typically the Memorandum of Understanding, often on the regulator's Form F) should name the parties, describe the unit, state the price, the deposit, the timeline and what happens if either side backs out. For a rental, the tenancy agreement should match the advertised terms and be registered with the relevant authority (Ejari in Dubai, Tawtheeq in Abu Dhabi).</p><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">Be especially careful of any clause that makes the deposit non-refundable without conditions, and of terms that were not in the listing. If you do not understand a clause, ask for a plain-language explanation or a lawyer's review before signing.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Step 6: Inspect, in person or through someone you trust</h2><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">If you cannot visit, do not skip the inspection. Ask for a live video tour that shows the building entrance, the unit number on the door and the view from the window, then confirm the unit number against the title documents. For higher-value purchases, consider a snagging or building survey. A reputable agent will welcome the request, while a pushy one may tell you someone else is about to take it. That pressure is itself information.</p><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">Common red flags in one place</h2><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Pressure to pay a deposit today, before documents are shared.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Reluctance to let you speak to the owner or see the title.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Payment requested in cash, crypto or to a personal or overseas account.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">A contract that differs from the advertisement.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">An agent who cannot or will not give a licence number.</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">A landlord who is "abroad" and asks you to send a deposit before you view.</li></ul><h2 style="font-size: 28px; line-height: 1.35; font-weight: 650; color: #222; border-left: 4px solid #ffcc00; padding-left: 12px; margin: 38px 0 18px 0;">A quick pre-deposit checklist</h2><ul style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 20px 0; padding-left: 28px; list-style-type: disc;"><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Photos and price sense-checked</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Permit or listing number verified with the regulator</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Agent and agency licences verified independently</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Owner identity matched to title deed or valid power of attorney</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Mortgage, arrears and service charges asked about</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Payment goes to a regulated or escrow account in the right name</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Written agreement read and understood before any deposit</li><li style="font-size: 17px; line-height: 1.85; color: #333234; margin-bottom: 8px;">Property inspected in person or by a trusted proxy</li></ul><p style="font-size: 17px; line-height: 1.85; color: #333234; margin: 0 0 18px 0;">If every item is ticked, your deposit is a normal step in a normal transaction.
